Design-Build Parking
One contract, one accountable team, one guaranteed maximum price. Design-build delivers parking 25–40% faster and 12–20% cheaper than the design-bid-build approach — and Wins Parking can fund it, build it, and operate it under the same agreement.
Why Design-Build Wins for Parking
Design-build delivers parking lots 25-40% faster and 12-20% cheaper than the traditional design-bid-build approach. With one accountable team handling design, engineering, construction, and technology integration under a single contract, change orders shrink, schedules compress, and the finger-pointing between separate designers and contractors disappears. Wins Parking is one of the few firms in the country that designs, builds, and operates parking under a single roof — meaning your camera layouts, EV conduit, drainage, and pricing technology are coordinated by people who will own the operational outcome.

Every design-build engagement starts with a feasibility study, then moves through site planning, civil engineering, technology integration design, permitting, construction, equipment installation, and operational launch. Wins handles paving, striping, drainage, curbing, lighting, LPR camera installation, EV charger installation, payment kiosks, and access control as a single coordinated scope. We deliver a guaranteed maximum price up front and absorb the cost of any redesigns, value engineering, or coordination issues — risk we can take on because we control every phase.
Feasibility StudiesSite PlanningLPR InstallationThree Ways to Fund the Build
Wins Parking offers three financing structures for design-build projects: traditional fixed-price contracts where the property owner finances construction and retains 100% of revenue, revenue-share builds where Wins funds part or all of the construction in exchange for a multi-year operational agreement, and full ground-lease builds where Wins finances, builds, and operates the lot under a long-term lease that delivers passive income to the property owner with zero capital investment. Every structure includes the full operational platform — dynamic pricing, LPR enforcement, mobile payments, and 24/7 monitoring — from day one.
Revenue Share SolutionsFixed Fee SolutionsFree EstimateRisk Transfer and Compliance Coordination Under One Contract
Design-build consolidates compliance accountability — code conformance, ADA requirements, permit conditions, environmental obligations — into a single contract holder. Owners no longer face the design-bid-build standard of designers blaming contractors for code issues and contractors blaming designers for unbuildable details. With Wins Parking design-build, the same firm that designed the lot is contractually responsible for delivering it in full compliance, eliminating the risk-allocation gaps that drive expensive change orders and post-completion remediation.

Autonomous Vehicle Parking DesignUniversity & Campus Parking DesignParking Feasibility StudyParking Design PortfolioParking Lot DesignWhat is design-build delivery for parking, and how is it different from traditional construction?
Design-build places architectural design, civil engineering, construction, and technology integration under one contract with one accountable team. Traditional design-bid-build separates these into sequential contracts. The Construction Industry Institute's RS-133 study of 351 projects found design-build is 12–33% faster and 6–12% cheaper. For technology-integrated parking, our delivered range is sharper: 25–40% faster and 12–20% cheaper.
How much does a design-build parking project cost?
A 100-space surface lot with technology integration costs $250,000–$600,000 under a GMP, or $2,500–$6,000 per space. A 200-space lot runs $500,000–$1.1M. Structured garages run $24,000–$32,000 per space delivered design-build versus $27,000–$36,000 design-bid-build. Technology packages add $1,200–$2,000 per space.
How long does design-build parking take?
A 200-space surface lot with technology integration runs ~21 weeks under design-build versus ~36 weeks under design-bid-build — a 42% schedule compression. A 100-space lot takes 14–18 weeks. Structured garages run 9–14 months under design-build versus 14–22 months traditional.
What financing structures does Wins Parking offer?
Three: (1) Owner-funded GMP with milestone draws against a guaranteed maximum price, (2) construction-finance hybrid with 20–30% owner equity and a Wins-arranged construction loan that converts to permanent financing, (3) full capital stack partnership where Wins and our investor partners contribute 100% of capital in exchange for a long-term ground lease and revenue share.
What happens if costs exceed the GMP?
Wins Parking absorbs the overage. Contingency is capped at 5% of hard costs and savings under the GMP are shared 50/50 with the owner. This is the entire reason owners choose design-build over cost-plus general contracting.
What licenses, insurance, and warranties does Wins Parking carry?
Active general contractor and electrical contractor licensing in Colorado plus reciprocal licensing in operating states. $2M general liability with the owner listed as additional insured, workers' comp with $500K per-accident. Standard warranty matrix: structural 5–10 years, asphalt paving 2 years, concrete 3–5 years, electrical and lighting 2–3 years workmanship plus manufacturer warranties, technology systems 1–2 years workmanship plus manufacturer warranties.
Do you deliver design-build parking outside Colorado?
